Equity release allows you to borrow against the value of your property that exceeds your outstanding mortgage.
There are two main routes:
• Top-up loan: borrow additional funds from your existing bank against your available equity
• Cash-out refinance: transfer your mortgage to a new bank, which values the property at the current market rate and provides the difference as cash
To proceed, the bank will conduct a fresh property valuation. The maximum additional lending is subject to the Central Bank LTV limits for equity release.
