Does a mortgaged property qualify for a UAE Golden Visa?

Yes — and the rules significantly improved in February 2026. As of 20 February 2026, a mortgaged property qualifies for a 10-year UAE Golden Visa under the real estate investment route if:

• The property’s assessed value (as per the Dubai Land Department) is AED 2,000,000 or more

• The property is registered in your name

• The bank issues a No Objection Certificate (NOC) confirming no objection to the residency application

The previous requirement to have paid at least 50% of the property value (or AED 1 million) upfront has been removed. A buyer with a 75% mortgage on a AED 2.5M property is now fully eligible.
