With no other debts, an AED 20,000 monthly salary can support a mortgage of about AED 1.55 million over 25 years.
How it works: banks let all your debts use up to half your income (AED 10,000 a month here), tested at a higher stress rate of about 6%.
- 25-year term, no other debts: about AED 1.55 million
- 20-year term: about AED 1.4 million
- With a AED 3,000 car loan: about AED 1.09 million
- Property price this fits (expat, 80% loan): up to about AED 1.94 million
- Monthly payment at 3.99%: about AED 8,180
At this level, a one-bedroom or a smaller two-bedroom in many Dubai communities is in reach. Credit card limits matter: each AED 10,000 of limit counts as AED 500 a month of debt.
Estimates only. Each bank uses its own stress rate and rules.
