There is no fixed legal maximum. Your limit is the lower of two tests: half your income for all debts, and the bank's loan-to-value cap.
- Income test: all monthly debts, including the new mortgage, within 50% of income
- Value test: up to 80% for expats (70% over AED 5M)
- Some banks set their own upper limits and review large loans case by case
Example: AED 100,000 a month with no debts supports about AED 7.7 million at a 6% stress rate over 25 years. On a AED 10M home, the 70% cap limits you to AED 7M.
