What is LTV (loan-to-value) on a UAE mortgage?

-

LTV is your loan as a percentage of the property's value. In the UAE, expats can borrow up to 80 percent on a first home under 5 million dirhams.

Formula: LTV = loan ÷ property value × 100. The bank uses the lower of the price and its own valuation.

Example: you agree AED 2,000,000, but the bank values the home at AED 1,900,000. 80% of AED 1.9M = AED 1,520,000 loan, so you pay AED 480,000 down, not AED 400,000.

  • Expat first home: 80% (70% over AED 5M)
  • UAE national first home: 85% (75% over AED 5M)
  • Second home: 60% expat / 65% national
  • Off-plan: 50%
