With no other debts, an AED 25,000 monthly salary can support a mortgage of about AED 1.94 million over 25 years.
How it works: banks let all your debts use up to half your income (AED 12,500 a month here), tested at a higher stress rate of about 6%.
- 25-year term, no other debts: about AED 1.94 million
- 20-year term: about AED 1.75 million
- With a AED 3,000 car loan: about AED 1.47 million
- Property price this fits (expat, 80% loan): up to about AED 2.43 million
- Monthly payment at 3.99%: about AED 10,230
This is also the income level many banks expect from self-employed applicants. A property of AED 2 million or more can also qualify you for a 10-year Golden Visa.
